The Property Preservation Specialist II is responsible for handling all aspects of property preservation for LoanCare-serviced properties. This role ensures compliance with investor, agency, and state guidelines by coordinating preservation activities, monitoring property conditions, and resolving issues such as damages, violations, and evictions.
• Manage property preservation orders for LoanCare-serviced properties.
• Request and review bids for property preservation and securing services.
• Monitor vacant, damaged, and lot-only properties to ensure vendors take corrective actions in line with agency and investor guidelines.
• Evaluate vendor requests for over-allowables to confirm accuracy and adequacy.
• Respond promptly to escalations and damage alerts from property preservation vendors.
• Collaborate with the Hazard Claims department to process and track damaged property claims.
• Work with city/county agencies, HOAs, and vendors to resolve violations.
• Collaborate with vendors and attorneys to ensure properties meet HUD conveyance standards, enabling timely HUD claim submission.
• Coordinate the eviction process for designated properties by working with foreclosure attorneys and clients to ensure timely vacancy.
• Prepare and maintain management reports on the status of REO properties, inspections, and property preservation as requested.
• Provide support to Property Preservation Specialists I.
• Coordinate “Cash for Keys” arrangements with occupants and vendors.
• Monitor intercom communications and update notes in LPS.
• All other duties as assigned.
Required Skills and Qualifications
• High School Diploma or equivalent.
• 2+ years’ work experience in real estate, default mortgage servicing, property preservation or home repair services.
• Familiarity with state-specific eviction laws and guidelines.
• Understanding of investor requirements for property preservation.
• Working knowledge of accepted business practices in the mortgage industry and/or strong understanding of the real estate closing and sale process.
• Strong analytical skills with excellent written and verbal communication abilities.
• Proficient in Microsoft Office, including Excel and Word.

• ICE - MSP (Mortgage Servicing Platform) experience
