Responsibilities

 

 

• Perform quality assurance reviews on lien releases completed by LoanCare’s outsource vendor
• Resubmit received release rejections within required timeframe
• Conduct research to retrieve mortgages and AOMs through the recording jurisdictions
• Sign and/or notarize lien releases and assignments for paid-in-full loans
• Type between 30-40 lien releases per day and generate checks for each release
• Access jurisdiction websites to complete data entry of coversheets required to submit with lien releases and checks for recordation
• Conduct research through recording jurisdictions and third party vendors to locate title searches and retrieve recorded satisfactions, mortgages, AOMs, POAs, modifications, and CEMAs
• Answer questions on escalated requests from clients, customers, title companies, and closing attorneys to locate documents
• Prepare lien releases for all paid-in-full loans prior to their compliance dates, processing average of 75 files daily with a 97-100 percent degree of accuracy
• Request recording checks
• Research recording fees
• Research various county websites for missing documentation
• Verification and processing of New York Consolidation Extension and Modification Agreement (CEMA) or co-op loans
• Prepare lien releases for short sale tasks
• Prepare assignments for Colorado loan files
• Review chain of title issues
• Perform quality control reviews
• Track and distribute custodial documents as required
• Process daily file requests for servicing of loans
• Process orders and coordinate shipment of files to/from storage facility
• Prep and scan files or miscellaneous documents related to the servicing of loans
• Provide weekly updates to team management
• Coordinate outgoing document transfers
• Retrieve documents for client and custodian audits
• All other duties as assigned

Qualifications

 

 

• High School Diploma or equivalent required
• A minimum two to three years’ experience in banking, real estate and/or mortgage servicing industry; similar clerical roles may be acceptable
• Microsoft Work and Excel and LPS
• Excellent verbal and written communication skills
• Ability to work independently
• Strong analytical, problem solving, research, and decision making skills
• Detail oriented
• Ability to handle multiple priorities and meet deadlines in a fast-paced environment
• Knowledge of Ginnie Mae, Fannie Mae and Freddie Mac document retention guidelines
• Experience resolving chain of title issues
• Able to react to change proactively
